About This Tool

RCFE SD Cost Estimator is a Schematic Design phase tool for Homekind's RCFE pipeline. It produces ±15–20% estimates suitable for go/no-go decisions, investor summaries, and internal benchmarking across the ~100-property portfolio. All data persists between sessions.

Workflow

Update RS Means Database (Quarterly)

  • Go to RS Means Database tab
  • Open RS Means Gordian Online → search by Uniformat code
  • Update Base Cost and Location Factor for each assembly
  • Adjusted Cost recalculates automatically
  • Update the Quarter field (e.g. "2026 Q1")

Enter Revit Quantities

  • Export room/area schedules from Revit
  • Go to Revit Inputs tab → paste quantities
  • Set project type (New / Remo / Mixed) and calibrated rates

Review Assemblies Estimate

  • Go to Assemblies Estimate tab
  • Review bottom-up calculation by space
  • Adjust Qty/Unit or Multiplier as needed
  • This number validates the Rate Estimate in Summary

Review Project Summary

  • 6-category breakdown with amounts and percentages
  • Variance between Rate Estimate and Assembly Estimate
  • Override soft costs (Permits, Prof Services) as needed

Export & Present

  • Click "Export PDF" for print-ready summary
  • Use "Download Backup" to save a JSON snapshot of all data
  • Use "Load Backup" to restore a previous snapshot
